Why charge a Flat Rate? Our streamlined technology has made it more cost effective for Owners to work with our company.  Many of the traditional functions of a property manager can now be performed remotely via our portal which allows us to cut costs and pass the savings on to our clients.

Gone are the days of physically collecting rent and manual accounting systems. 
Our software systems are in place to handle those tasks and much more.
Because its cost our company less to run our business we pass the savings on to you to save more on your management fee.

 We charge a flat fee that is less than what our competitors are charging and we guarantee a higher level of service. 


Why pay 6-10% of  your rents?   Get one flat rate regardless of how much rent we collect for you.

Our standard management fee includes all of the following:
  •  Monthly rent collection 
  •  Direct deposit to landlord with a detailed monthly statement
  • Conduct move out inspection
  •  Monthly Drive by inspection to make sure property is in compliance
  • with city ordinances
  • Schedule and supervise normal maintenance and repairs of property.
  •  Scheduled communication with tenants.
  •  Initiation of eviction proceedings
  • Online Portal for Owners and Tenants

 Our Tenant Placement Fee includes:

  •  The advertising of currently available rental units through MLS , Internet and company website
  • Tenant screening for credit history, evictions, employment history and prior rental history.
  • Negotiation of the best possible price and terms
  •  Viewing and Showing of the property
  •  Credit Screening
  •  Prepare and execute rental agreement on CAR contract
  •  Collect first month rent and security deposit
  • Conduct initial move in inspection and note any needed repairs
  •  Prepare complete packet and deliver to owner/landlord
